After more than a decade in Property Management and the hiring of an exceptional staff team, my cell phone number is still the after-hours emergency contact for our clients and their tenants. Why do I do this? Quite simply, our clients need to know there is someone responsive – and ultimately responsible – on the other end of the line.


Our company is designed to be full-service. Clients benefit from our expertise in day-to-day operations management, day-to-day property accounting, lease negotiations and extensions, representing owners in tenant transactions, managing construction and buildout projects, facilities maintenance, and repairs. Unlike most firms, our entire portfolio of managed assets is third-party-related assignments. We do not own any of the buildings we service; our clients are owners who know they are our only business. We focus our energy every day on ensuring that our client’s property runs smoothly.


The Horizon approach is thorough, addressing every aspect of the management cycle with professionalism, efficacy, transparency, excellent service, and fair pricing, which puts us below market rate in our area. We have always provided a distinctive combination of formal business education and day-to-day management experience that directs our strategy. In addition, we prioritize personalized care that allows our clients the confidence to know they matter, their investments are important, their tenant relationships are managed well, and we will strive to meet their needs and the day-to-day needs of their properties as if they were our own.


We function primarily as a combination of Property Management firm, landlord advisor, and owner’s representative. This is a unique position in our industry and allows us to avoid the pitfalls often seen with other Property Management firms. Ultimately, we minimize landlord expenses by running the property properly and caring for tenants as an owner would, without distraction. We take the time to learn every aspect of the property – the fundamental physical characteristics, the tenant mix, the neighborhood in which they are located, and the markets they serve. We function as a hub for everything related to the properties we manage for our clients and their tenants.


We have seen the offerings of our competitors, we have welcomed clients who have been underserved by other firms, and we have analyzed what others in the industry charge for their services. We simply don’t agree with the standard of care, or the rates charged. Some may call us industry disruptors, but we see our bottom line as the value we add to our owners at a fair and honest rate.
